244 Bali hotels and villas listed for sale, including a Rp535 billion resort in Pecatu
Hotel and villa sale listings are multiplying online. ASITA Bali urges the government to consider pausing new accommodation construction.
BaliNews.id searched the OLX marketplace for "hotel" in Bali and found 524 property ads, of which 244 were hotels or villas for sale, across Kuta, Seminyak, Canggu, Ubud, Nusa Dua, Pecatu, Sanur and South Denpasar.
Examples on the market
- A resort in Pecatu, Uluwatu, with about 200 rooms under the Swiss-Bel brand: Rp535 billion.
- A five-star hotel in Nusa Dua with 176 rooms on about 22,291 m² of land: Rp500 billion.
- A three-star, 19-room hotel in Ubud, still operating: about Rp38 billion.
The article stresses the listing count is not official data on distressed properties. Assets can be sold for liquidity needs, restructuring, debt, ownership changes or investor decisions.
ASITA's position
ASITA Bali chair I Putu Winastra asked the government to consider a temporary halt to new accommodation construction and to act on unlicensed accommodation. He said Bali tourism should focus on visitor quality, spending and length of stay rather than adding rooms.
For larger investors, an active hotel-asset market offers the chance to buy operating businesses rather than only building from scratch. Check licences, performance and land status carefully.
