South Kuta

South Kuta: why it is Bali's fastest-building area

Bali Are Property

Record visitor numbers, new villas in almost every village and a Rp2.9 trillion road project. An overview of the Bukit from Jimbaran to Uluwatu.

South Kuta, the Bukit peninsula, covers Jimbaran, Ungasan, Pecatu, Kutuh, Benoa and Tanjung Benoa. In recent years it has become one of the fastest-developing parts of Bali: rental villas, resorts, beach clubs and residential plots are going up along the cliffs and the main road to Uluwatu.

Demand keeps rising

According to the Bali provincial government, foreign tourist visits to Bali reached more than 7.05 million in 2025, the highest in ten years and about 11.3% above 2024. Bukit beaches such as Melasti, Pandawa, Padang Padang and Bingin are among the most visited, which drives demand for accommodation and land around them.

Major road projects under way

Fast growth means the main road, especially Jalan Raya Uluwatu from Simpang Nirmala to Pecatu, is often congested. Badung Regency is responding with several projects:

  • South Ring Road (JLS) Segment 4, Jimbaran–Uluwatu: more than 10 km via Pecatu Graha, Jimbaran Hijau and Labuan Sait, with a 24 m carriageway and 3 m sidewalks on both sides. Groundbreaking on 27 July 2026, value over Rp2.9 trillion, target completion end of 2027.
  • Widening of the Pecatu–Melasti/Siligita road from 6 to 10 metres, plus traffic lights at Simpang Siligita.
  • A one-way access road from Simpang Wanagiri to Udayana University (land acquisition 2026, operation targeted for 2027) and a new Unud–GWK–Goa Gong alignment.
  • Traffic engineering at points in Ungasan and Pecatu (Simpang Nirmala, Jalan Blimbing, Blimbing Sari, Toya Ning) since 1 June 2026, later made permanent.

The road works also include new clean-water pipes; the Badung Regent called water supply in South Badung an urgent issue.

What it means for land owners and buyers

  • Land near the JLS route and the widened roads may become easier to reach once the works are finished, but check that a plot is not affected by the planned alignment.
  • Traffic and water supply are still challenges. Check road access, water source and distance to the main road in person before buying.
  • Flat land with car access, tourism zoning and an ocean view remains the most sought-after for rental villas.
